# Rental Market Snapshot API (x402)

> Rental Market Snapshot API (x402) is a paid API for AI agents from 192.3.171.233, paid per call via x402, $0.01/call, status unknown (last checked 2026-10-12).

## How to call it through Zero

Zero handles the 402 payment challenge and records the run. With the Zero CLI installed (`npm i -g @zeroxyz/cli`):

```sh
zero fetch --capability rental-market-snapshot-api-x402-fdbd2137 -d '<json body>'
```

Example prompt: What does the rental market look like for a 2-bedroom apartment in ZIP code 78701? My monthly budget is $2,300 — pull the Zillow and HUD benchmarks and tell me if I'm above or below the typical asking rent.

## When to prefer this

Use this endpoint when you need authoritative, sourced U.S. rental market benchmarks (Zillow ZORI + HUD FMR) for a specific ZIP code and bedroom count — especially when you need data provenance, trend percentages, and optional budget fit analysis in a single call. Prefer this over general web search when you need structured, reproducible rent benchmark data with attribution and content hashes. Not suitable for live unit listings, lease price negotiation data, or non-U.S. markets.

## Known failure modes

- Unsigned requests receive an x402 payment challenge and are not charged
- Invalid credentials or requests that cannot produce the advertised minimum result are rejected before payment and not charged
- ZIP code not found or not mappable to ZCTA geography returns an error
- Bedroom count outside 0-4 range is rejected by schema validation
- Budget value of 0 or exceeding maximum is rejected
- ZORI or HUD data unavailable for the requested geography may return partial results with warnings

## How this service works

An x402-paid API suite for autonomous agents. The freight operation preserves deterministic U.S. DOT/FMCSA carrier checks. A self-contained rental market snapshot returns available public rent benchmarks, trends, provenance, and optional budget fit from a ZIP code and bedroom count. Other rental operations normalize, deduplicate, search, compare, and analyze rental observations supplied by a caller who is authorized to process them. Zillow Research ZORI, U.S. Census ZCTA geography, and HUD Fair Market Rent data are not represented as unit-level listings or executed lease rents. Unsigned requests receive the x402 challenge before validation. Credential-bearing retries that are invalid or cannot produce the advertised minimum result are rejected before payment verification and settlement and are not charged.

## Output

A JSON object containing: normalized input (ZIP, bedrooms, budget), rent trend percentages (1-month, 3-month, 12-month), area-level rent benchmarks (ZORI typical asking rent and HUD Fair Market Rent in cents), optional budget fit verdict with per-benchmark comparisons and basis-point differences, geographic metadata (lat/lon, HUD area code and name), and full data provenance evidence records including source URLs, content hashes, and observation timestamps. Warnings clarify that benchmarks are area-level public data, not live unit listings.
